Here is what we didn't do to sell $25,000,000 the last two years:

We don’t cold call. 
We don’t pay for billboards.
We don’t pay for Zillow leads.
We don’t door knock.

But, here is what we did do!

 

Intentionality to maintain relationships and add value to people we care about.

  1. Database Management:

    • Create a business phone line and text line. Maintain and update client information in Follow Up Boss for effective CRM. We deciphered who to put in our database by those who know us, trust us and like us.
  2. Marketing Strategies:  Our goal is to create connection through storytelling, offering knowledge and entertain people.

    • Email Campaigns: Send targeted marketing emails 4 times a year. Topics include "Design/Renovation Inspiration," "Market Updates," "Money Saving Tips and "Around Town" highlights
    • Newsletters: Distribute newsletters 2 times a year to all addresses in the database, focusing on local insights, evidence of success and real estate tips.
    • Inspiring Letters: Send 2 inspiring letters annually to database addresses, unrelated to real estate, aiming to add inspiration and motivation to create connection.
  3. Client Engagement:

    • Annual Celebrations: Host an annual celebration event (e.g., party at a farm) to connect with clients and create memorable experiences.
  4. Digital Engagement:

    • Social Media (Instagram): Maintain active presence on Instagram to stay engaged and showcase local events, properties, offer knowledge and entertain.
      • Leverage Video Content: From property tours to team intros, videos make your brand memorable and engaging. Now more than ever, it’s not enough to make content just to put something out there, if you want to attract your ideal client, you need to be doing it better than your competition.
      • Define Your Brand Voice: Consistency is everything. What is your story? What sets your team apart? Make sure your messaging reflects your unique style and values.
      • Show Your Personality: Let your audience see the real you, and your team—authenticity builds trust and sets you apart.
  5. Personalized Outreach:

    • Personal Connection: Regularly connect with database contacts alphabetically, ensuring personalized interactions and relationship building. You can utilize last name (A-Z) weekly and call through your database 2x a year.
      • Lunch Connects Weekly
      • Phone Calls
  6. Additional Strategies:

    • Freebies: Offer occasional freebies or small gifts to clients as tokens of appreciation or during special promotions. Use freebies and raffles as a way to gain emails and addresses to stay connected.
    • Gifting: Closing & One Year Celebration Gifts.
