Start with your everyday
Two homes at the same price can give you completely different lives — this guide helps you pick the life first.
Most buyers ask “where should we live?” The better question is what you want a normal weekday — and a Saturday morning — to feel like.
Pick the one or two things you'd protect if you had to give up everything else.
See which areas deliver them, and which fit your budget.
Read the tradeoffs. This is where local guidance earns its keep.
Send us your shortlist. We come back with specific homes, not a search link.

The costs that aren't in the brochure
Two homes at the same list price can cost very different amounts to own. Ask about these before you fall in love with a street.
Insurance and flood
Flood zone, elevation, roof age and wind mitigation can swing your premium by thousands a year. We pull quotes before you write an offer, not after.
HOA and CDD fees
New communities often carry a CDD on top of HOA dues, and it shows up on your tax bill. Know the combined monthly number up front.
Club memberships
Equity vs. non-equity, initiation, annual dues, food minimums and waitlists. Some communities make membership mandatory.
Property taxes
Florida's homestead exemption caps annual increases for primary residences, but buying resets the assessed value. Budget from the new price, not the seller's bill.
Condo reserves
Florida's condo safety laws now require structural inspections and funded reserves. Review the building's reports and any planned assessments.
Season vs. summer
Some areas are buzzing January through April and quiet in August. Visit in both seasons if you'll live here year-round.
Common questions
What's the best area in Palm Beach County for families?
Palm Beach Gardens, Jupiter, Wellington and Boca Raton consistently rank well for schools, parks and youth sports. Westlake and Royal Palm Beach offer more house for the money. School boundaries change, so we always verify the assigned schools for a specific address.
Where do I get the most house for my money?
The western communities — Westlake, Royal Palm Beach, Loxahatchee and Arden — typically offer larger, newer homes per dollar. The tradeoff is distance to the beach and longer drives east.
Which areas are best for boating?
Jupiter, Tequesta, North Palm Beach, Jupiter Island and Singer Island put you closest to an inlet. Check fixed-bridge clearances and low-tide depth for your boat before choosing a canal. Our Boater's Guide covers both.
Should I buy new construction or resale?
New construction offers modern systems, warranties and lower insurance on newer roofs; resale usually offers established trees, larger lots and no build timeline. Bring an agent in before you visit the model — builder incentives are negotiable and rarely offered unasked.
Where can I walk to restaurants and shops?
Downtown West Palm Beach, Palm Beach, Delray Beach's Atlantic Avenue, Lake Worth Beach and parts of Boca Raton near Mizner Park are the most walkable. Expect smaller lots, more condos and more activity at night.
