“A national homebuilder lied to me.”
They looked at me and said:
“We don’t negotiate.”
So I said…
“That’s interesting.”
Because just a few weeks earlier I had negotiated $300,000 off one of their homes in another community.
And in that same conversation…
we negotiated $50,000 off for our client.
Here’s the truth most buyers don’t realize:
Builders negotiate every day.
Just usually not directly with the buyer.
And that’s why we tell every buyer the same thing before visiting a model home:
Don’t walk into a new construction community alone.
Builders actually pay the buyer’s agent commission, which means representation typically costs the buyer nothing. But there’s one catch…
Your agent usually has to be present on your very first visit.
If you walk into the model home without your agent and register with the builder, you may lose the ability to have your own representation for the purchase.
And when it comes to negotiating price, upgrades, closing costs, and financing incentives, that representation can make a significant difference.
Why Builders Are Quietly Offering Lower Interest Rates
Most buyers believe mortgage rates today are around 6–7%.
And for resale homes, that’s generally true.
But builders play by different rules.
Instead of lowering the price of the home—which would affect the value of the entire neighborhood—builders often spend tens of thousands of dollars buying down the interest rate for the buyer.
That’s why, during certain promotions and on select inventory homes, buyers have seen rates around 3.99% offered through builder financing programs.
For many buyers, that can mean hundreds or even thousands less per month compared to purchasing a resale home.
Where New Construction Is Booming From Boca to Port St. Lucie
South Florida is experiencing a major wave of new development stretching from Boca Raton to Port St. Lucie.
Here are some of the key communities where thousands of homes are being built.
Boca Raton, Delray Beach & Boynton Beach
Luxury new construction communities include:
-
Lotus Palm
-
Lotus Edge
-
Meravita
-
Valencia Grand
Homes in these neighborhoods typically range from $1.6 million to over $3 million, offering resort-style amenities and modern luxury floor plans.
Western Palm Beach County
Much of Palm Beach County’s growth is happening west of the Turnpike in master-planned communities like:
-
Avenir – Palm Beach Gardens
-
Arden – Loxahatchee
-
Westlake – Palm Beach County’s newest city
Homes in these communities typically range from the $400,000s to over $1.4 million, depending on the builder and neighborhood.
These areas are attracting many buyers looking for newer homes, more space, and modern amenities.
Port St. Lucie & the Treasure Coast
Further north, development becomes even larger in scale.
Major communities include:
-
Tradition
-
Wylder
-
Valencia Riverland
-
PGA Village Verano
-
Mosaic
Homes in this region often start around $400,000, with larger homes and active-adult communities priced higher.
Because there is more land available and more homes being built, builders in this area often offer some of the most aggressive incentives.
The Bottom Line
From Boca Raton to Port St. Lucie, thousands of homes are being built in new communities—and builders are offering incentives many buyers don’t realize exist.
From rate buydowns to upgrade packages to closing cost credits, the opportunities in new construction can look very different from the resale market.
But before you visit a builder’s model home, remember one important rule:
Don’t walk in alone.
Builders negotiate every day.
Just usually not with the buyer.
