When applying for and moving into a rental home, landlords and property managers typically require the following:

💰 Upfront Costs (Required)

  • First Month’s Rent – Due before move-in.

  • Last Month’s Rent – Required upfront.

  • Security Deposit – Usually equal to one month’s rent, refundable if the property is left in good condition.

  • Renters Insurance - Usually $15-$35 monthly (Most landlords require)
  • Other costs to keep in mind vary per property but may include water & sewer, trash collection, electricity, internet & cable, gas, pest control and parking fees.

 

📑 Documentation Required

  • Proof of Income – Income must be 2.5–3x the monthly rent. Acceptable documents include:

    • Recent pay stubs (2–3 months)

    • W-2s, 1099s, or tax returns

    • Bank statements showing consistent income

    • Employment verification or offer letter

  • Photo ID – Driver’s license or passport.

  • Renter’s Insurance – Required by most landlords.

      • Can usually be purchased quickly through:

        • Your auto insurance provider (bundling often lowers cost)

        • Major insurance companies (State Farm, Progressive, Allstate, Geico, etc.)

        • Online insurers that specialize in quick renter’s coverage (Lemonade, Assurant, etc.)

🔑 Move-In Preparation

  • Signed lease agreement.

  • Association Approval (If applicable)
  • Utilities set up in your name (electric, water, internet, etc.).

  • First months rent is due immediately upon signing lease. Last month and damage deposit is due at or just before move in.
